To enhance the existing listed building with the introduction of three new dwellings.

Located just off Heamoor roundabout, Penzance, the site once formed the entrance to Nancealverne Estate before it was separated and sold.

The site is adjacent to Nancealverne Lodge, which is currently under reconstruction and renovation after a recent fire saw it burnt to the ground.

As well as sharing the site with a Grade II listed building, the proposed development is positioned within the conservation area of Penzance, with many of the trees within the site having tree preservation orders. With a public right of way running through the centre of the site and the neighbouring property being that of Nancealverne Primary School a design solution was not easily achievable.

With all the constraints it was important for us to work closely with the School Governors and Planning Officer tasked to the application in order for us to gauge the overall feeling towards the scheme. After ‘pre application advice’ was sought, the response was extremely positive, with the number of units provisionally approved, the design and materials were the only real issue left to tackle.

After a year of seeking ‘pre application advice’ the client applied for ‘full planning permission’. The application was approved and is currently on site.
